What the owner actually keeps
The $47,967 above is gross booking revenue — what guests paid, before deductions. From gross, the owner pays platform commissions on OTA bookings (zero on the 48% booked direct), the Sky Suites management fee of 15%, and operating costs such as utilities and consumables. Even after all of that, the owner's net on this unit is a multiple of the $800–1,200 per month the same apartment would fetch on a long-term lease. Figures are drawn from Sky Suites' property-management system (Hostaway) for one continuously managed two-bedroom unit in Airport Residential, July 1, 2025 – June 30, 2026: 353 booked nights across 365 available nights, $47,967 in gross bookings, average daily rate $136. Unit identity is withheld for owner privacy. Individual results vary with building, finish, and seasonality — most units will not match a top-decile performer, which is why we grade every unit before quoting projections.
